Parking Lot Insurance vs LLC?
-A half dozen of the local businesses have a non-profit parking lot that we all share (for us and our customers). Recently the insurance we had on the lot paid out for two slip-and -falls and now has dropped our coverage. With current insurance quotes coming in extremely high (and rightfully so), what other options do we have? For example, it was suggested that we become an L.L.C. and drop our insurance. Then if we get sued, the most someone would get would be the ground under their feet (which doesn't seem good to me because we need that parking space). Thoughts?You can't dodge your legal liability by an LLC, S-Corp, etc. Otherwise everyone would be an LLC and never buy liability insurance. You are going to have to do better risk management (reducing and preventing claims) and present your risk to carriers that you have improved your situation. You also need to go "online" and expand your search to brokers who specialize in parking lot insurance rather than the local broker in the area.
